Planning Permission (Kebenaran Merancang)
Town Planning Consultant shall be appointed if proposed projects meet the requirements as below.
- New development on a vacant land, for example, housing development, commercial plot, industry park, mix use development and etc
- Amendment in a free-standing building, such as demolition and extension of a building
- Legalisation of illegal factories
- Change of use of a building, for example, a unit house changes to a kindergarten
- KM Processing Fee (depends on Gross Floor Area and the development components)
- Improvement Service Fund (ISF)
- Development Charge
- Change of land use zoning
- Increase in density
- Increase in gross floor area
- After official submission in One Stop Centre (OSC), OSC will circulate all the relevant documents to internal and external technical departments for review and comment.
- OSC will organise a meeting in one month upon the hardcopy submission.
- OSC will inform the OSC meeting results, approved/approved with conditions/reject.
- The consultants shall take action to comply/appeal the comments of OSC meeting results.
- Town Planning Consultants shall submit final KM plan to the Planning Department’s checking before endorsement after full OSC approval.
- Town Planning Consultants shall submit final KM plan and pre-computation plan (if any) for endorsement after the Planning Department agreed on the final KM plan. It will take 2 weeks to 1 month for the endorsement process.
The Local Planning Authority is responsible in reviewing and approving a Planning Permission Application and it may seek input from relevant government agencies and organisations to review the plans and report.
Normally, a planning approval is valid for one (1) year from the date The Local Planning Authority grants it.
The development shall be carried out within 12 months from the approval date. The application for an extension must be applied 3 months before the expiry of the approval period if planning permission extension is required.
